Personally, I am pretty delighted when I first received my results for the Singapore Real Estate Salesperson (RES) Exam as I managed to pass it with just one try. I am considered lucky as I have classmates who have taken it for a few times before passing it and some of them have not even pass it yet due to their lack of English understanding especially those older generation with their first language as Chinese. Anyway, I am going to share with you how I managed to pass the exam with just one try. I hope this post will be beneficial to those who are currently taking the RES exam as it comes from my own personal experience of taking it.

Before telling you exactly how I managed to pass the real estate salesperson exam with just one try, I have to highlight something to those who are taking my tips to prepare their res exam. Please don’t take things too hard and put the blame on me if you didn’t pass the exam after following my tips as it is really all based on your own understanding. Just remember to have faith in yourself that you will definitely make it if you put your heart into studying it.

Okay, let’s start with the scratch of how to get into the real estate industry first. Firstly, you need to find a real estate company that will provide you a place for you to take the real estate salesperson course before taking the exam. It is compulsory for anyone who wish to join the Singapore real estate industry to take the course unless you are existing old agents. It will be great if you know someone who is already doing it full-time as the person can be your mentor when you join the company. Personally, I do have friend who is working full-time in her real estate business but I did not join her as I want to join a bigger company. After taking the real estate course, you will be given a certificate of completion by the school that you attended and this is the certificate that you used to register for the RES exam. I will not go into the detail of which agency to join or where to take the exam as all these you can ask me in the comment section of this post. I will go straight to the point of how to prepare for your RES exam in order to pass within a try.

Those of you who have taken the RES exam will know that there are two papers to take and the following is the RES exam format:

RES Exam Format:

2 PAPERS

Paper 1: 70 MCQs and 15 short answer questions (100 marks)

Paper 2:

Part I: 60 MCQs (carries 60 marks)

Part II: 60 MCQs (max 40 marks)

Candidates must PASS BOTH PAPERS in a single sitting.

Candidates will be allowed to retake only their failed Paper from the August 2011 RES examination onwards.

A good news for everyone who is taking the res exam is that from August 2011 RES examination onwards, candidates can retake their failed paper which is really a good thing as you just imagine those who took before August 2011 and failed. They have to retake both papers again and spend the extra money on it. Anyway, after seeing the above RES exam format, you might think it is easy to pass and that’s my first initial thought too when I am taking the course and I think that since it is mostly in MCQ, it shouldn’t be so hard to choose the right answer. However, after hearing the results from my course tutor, I realised the failing rate is quite high but don’t worry if you do study hard for it and there is definitely hope of passing it as there are also people passing it.

Here’s my study tips that managed to help me passed my RES exam with just one try:

- Always make a point to attend all the lessons of the RES course to understand the real estate industry and its terms

- Take down important points that your course tutor mentioned

- Try to read the notes after each class on that particular chapter that your course tutor taught. Try to read it within 24 hours or revise that particular chapter within that week in order to remember what is going on for that chapter.

- Make sure you have read through the whole notes at least once.

- Get sample questions from your course tutor as it is very important to know how the exam questions look like and how they question it. (Normally, course tutor will try to consolidate the past exam questions from those who have took it before)

- Attend the last few revision lesson from your course centre as your course tutor will go through the important points on each topics

- Focus your time on those important topics first and prepare your own notes by writing them down.

- Try not to study the whole stack of notes as you will be confused over everything. Just focus on those important topics that you have written your own notes on. All sorts of calculation is a must know as you need it for real life situation too.

- Make sure you prepared your notes earlier and have at least 2 days clear for studying your own notes. Remember there is a lot of things to remember so in order to play safe, 2 days is the minimum.

- Prepare paper 1 first and follow by paper 2. Once you finish preparing for both, revise on paper 1 notes again to prepare for the day 1 paper 1 exam.

- Prepare all the necessary items like NRIC, pencil, pen, eraser, calculator and sweater (for keeping warm). Make sure you have a good night sleep before the actual exam.

- On actual exam day, make sure you are not doing any last minute revision outside the exam hall as it will make you confuse and unable to concentrate on the exam.

- Don’t panic if you don’t know how to answer certain question. Try to move on to the next question without stopping your momentum. Just circle the question you don’t know and go back to it when you have finished the whole paper.

- Tick on those questions that you have confident on getting a mark and have a rough calculation of how many total marks you will get from the paper. Do this exercise when you have finished the whole paper and is doing checking. If you can’t have a minimum of 30 ticks for each paper, this shows that you have not prepared well for the paper and what you need is purely luck for you to pass the exam.

- Prepare the exam for the 2nd paper for the day after paper 1 and do your best accordingly.

Make sure you have faith in yourself and don’t panic when you are taking the exam as staying focus is the key to passing the exam. What you need is really staying focus to let you remember the things you have learnt so far and apply them on answering the questions. Don’t worry too much as it will not help, just remember the reasons why you want to take this exam and it will get you through. No point worrying as you should have been well-prepared what is needed for the exam and what you just need is do your best. I really hope that this post will help those who are preparing for the real estate salesperson exam and do update me if you manage to pass the RES exam with my tips as I will be very happy to know about it.

For those who are not taking any exams at all, I do hope you can grab some indirect tips from this post about how preparation is important towards your own journey to success. Although our success is not measure by an exam, you will know whether you have prepared yourself well enough for the real life situation or not. Therefore, start preparing yourself and do your best along the way. Cheers.

Happy New Year to everyone who is visiting this blog. Year 2009 has ended and a new year has started. I was pretty excited about this new year after my overseas trip to Malacca in Malaysia. I had a great trip with my girlfriend as we went to Malacca on 31 Dec 2010 and we were able to watch fireworks in our hotel room during the countdown to Year 2011. It was a memorable night as it was my first time seeing so many places putting on fireworks at the same time. The feeling was left, right and center of the night sky filled with fireworks which you can’t see it in Singapore. The trip was a great experience as I got to tell my girlfriend about my ultimate lifestyle plan and we also have more intimate talk about our plans for the future.

After seeing the private companies putting those fireworks, it makes me want to add another item into my bucket list for putting fireworks on my own too. During the trip, we didn’t just went sight-seeing but shopping, massage, jacuzzi and we also managed to catch Singapore Mediacorp TV couple artists (Pan Ling Ling with her husband) too. Too bad we didn’t manage to catch a photo with them.

Here’s the photos for my Malacca Trip:

Last year during my last year end trip to Macau & Hong Kong, I managed to make some income online and this year I managed to make some sales too. After seeing the small success, make me want to hit the real success like other affiliate marketer that I knew as I want to be able to pay for my trip through the income made while I was overseas. Let’s see how it goes for this year and hope it will be a great year ahead. Have fun and live your life with passion!

Cheers
Javier

Is today my lucky day? Actually, I should be asking is this month my lucky month as I have a lot of lucky occasion all happening in this month. Today is a special day for me as I have managed to pass my driving test after taking it for a total of 5 times. lolx. Anyway, it is not a very glamorous thing to say as I have friends who managed to pass their driving test with just 1 try. However, I do feel lucky as I thought I was going to fail after making so many mistakes during the test.

As I have mentioned previously that I have a lot of lucky occasion happening this month, I have won an overseas trip of 3D2N Baan Saen Doi Resort & Spa Chiang Mai stay through one of the online survey I have done previously. I was surprised when I received the email from the organizer but I do have a feeling when I was doing the survey. One thing that I noticed is that whenever we are filling up a survey form or prize sheet that will allow us to stand a chance to win a prize is that we did not actually monitor our thoughts. What is the first initial thought in your mind? If you have the mindset that it is hard to win a grand prize or even winning a prize, do you think you will really stand a chance to win? As the law of attraction states that what you focus on will expand, what I realized was the first initial thought that I have when filling up the online survey form was it would be very cool to win this prize and enjoy myself to chill at the resort.

Aside from getting my driving license and winning an overseas trip, I have also won a key chain from the national library after taking part in a contest by filling up a few questions that I did not even know the answer at all. Upon winning the contest, I was really feeling lucky as all these winning actually comes from having the right mindset in the initial stage. Therefore, I have decided that I will learn to monitor my thoughts in whatever contests or survey that I am taking part in.

Cheers
Javier

P.S. Hope today is your lucky day too!!

Yeah… This is one of the goals that I wanted to achieve this year and I have successfully completed a full 42km marathon last weekend. This is my first 42km full marathon and I can say that it’s a very tiring one as I have not tried running such a long distance as the longest one I have ran is the 21km Army Half Marathon. This time round I managed to survive running till 19km and my legs already starts to feel the cramp. However, I try to jog and walk along the way till 27km and the rest is pure walking as my legs has maxed up its energy to run already.

Total timing for this marathon is 6:52:58 and I start to appreciate transport vehicle while trying to complete the whole marathon. Starting of the race is simple as you just need to run, however, when you reach the 21km mark, you do not feel like continuing running as your legs will start to feel the ache and cramp. Some people stop their run and give up in the middle of the race while the rest just endure through the whole race. I can say it is an enjoyable run as you get to see Singapore through the journey from early dawn till hot afternoon.

Currently, I am resting myself to recover from the run in order to prepare for my upcoming driving test. One thing I have learned from this marathon is that what you need to do is keep on moving forward and never give up as once you set the end point, you will definitely reach your destination no matter how much pain, ache or obstruction that you need to go through along the journey.

(Clayton Terao is beside me on my left)

Do you know that Clayton Terao is in Singapore? You may be wondering who Clayton Terao is and whether is he a superstar that you may not have heard of. Haha. Hope I have caught your attention so far towards reading this post as I am going to reveal to you the answer of who this secret person is.

Clayton Terao is the owner of this blog called JourneyOfMyOwn.com and you can actually find out more about Clayton Terao at his site. Clayton is not a superstar or a celebrity that you have seen on TV (maybe someday he will if he wants to..) but someone who has inspired me and became a friend of mine from Seattle. It is my first time experience to meet up a friend from another country in Singapore and it is a very amazing experience because I have been reading his blog for close to a year and I had started what he has doing in March 2010.

Clayton has been traveling around in South-East Asia for the past 2 months using the money he has made online after implementing the course called Affiloblueprint. He was previously unemployed due to his high qualification but he did not give up and made a difference by living a travel lifestyle through the income he had made online. Personally, I have learned a lot through his blog and I can say that when he mentioned that he will be coming to Singapore, I was pretty excited like going to meet my idol as he has achieved what I want to achieve so far. Anyway, after meeting up with him, I realized that he was just like me “Another person from Planet Earth” which means that what he has achieved so far, I can do it too. This has struck me hard as what he had done for his internet marketing effort are all his hard work and persistence that really pays off itself. After meeting up with Clayton, I am inspired that I can do it too and he is a really fun and interesting guy to meet up with.

Anyway, for those who are reading this may be wondering why do I made my title of the post to be “Clayton Terao Is In Singapore”. Firstly, it is to catch attention and next is to give Search Engine Optimization (SEO) a try to see whether few days down the road whether this keyword “Clayton Terao” will appear on first page of Google or not. haha. You will never know as maybe one day this name will be a hot keyword where people will key in Google to look for when the word of mouth spreads when clayton become a super affiliate like the uncle who caught a lot of prawns (our joke at Singapore Prawn Fishing area).

Our Prawn Fishing Session

Do check out on the course that Clayton has been implementing if you want to live the internet lifestyle of travelling around the world just like him. Anyway, be prepared to work hard to make it happen.

Cheers
Javier

P.S. Clayton, if you are reading this, thanks for the inspiration and the sharing you have with us.

Yesterday was the 21km Singapore Bay Run Challenge aka Army Half Marathon. I have managed to complete the run in 2 hrs 58 mins. I have took more time than I have anticipated as I expect myself to run within 2.5 hrs. However, I can say it’s a great run with lots of cramps happening in terms of legs cramps and human traffic cramps. haha.

As usual like the previous 16km run, I am going to share with you what I have noticed during the run.

- Something that I have learned through this run is to have sufficient rest before the run. I did not have enough rest before the run as I reached home late and this resulted to lots of cramps I experienced during the run.

- Keep on looking at signs board around to motivate yourself to run further as normally there will be banners put along the road sides by marathon organizers to motivate you to reach your destination.

- Put on your mp3 to run as it will keep you moving forward. Previously, I have mentioned about the mind chatters that want to stop you from moving forward during my 16km run. During this 21km, I have actually put on my mp3 player to listen to audio book on Napoleon Hill’s Your Right to Be Rich and I can say my mind did not have much other thoughts as I am focusing on moving forward and listening to the principles listed in the audio books.

- Pain is temporary. If you focus your mind on the pain, you will really feel the pain but I choose to focus on finishing the race. This really move me towards the finishing point and although I felt the pain of the cramps during the last 3km, I managed to finish the run with lots of relieves. When you managed to bear through the pain, what is left is the joy of relieves and experiences you have gained.

- Spraying of muscles relieve solutions really helps to relieve my aches but it brought cramps to my legs instead. During the last 3-4km, I was having aching feelings in my legs and I saw medical post helping people spraying muscles relieve solutions. Initially, I was thinking I should just carry on without spraying it but I can’t stop the urge of trying it out and in the end, after a few steps of run immediately after spraying it, my legs started to cramp and I think I should have just carry on instead of having instant relieve. This kind of instant relieve is just like instant gratification in life where you may feel relieve temporary but right after that, you will feel the pain of getting the instant gratification.

- Do more stretching along the way when you feel cramps as it really do help.

- You can definitely achieve more than what you think if you push yourself further or setting a higher limit point. Just nice I saw a posting by one of my online mentors about EXACTLY what you SETTLE FOR!

Cheers
Javier

P.S. Just a disclaimer, what I have experienced may not be the same as what you have in your own run so make sure you make your own decision before carrying out any of the suggestions mentioned in my blog. Anyway, hope it helps.

A&W meal at the batam shopping mall (something you can’t find in Singapore)

Last weekend, I went for a short overseas trip to batam with my girlfriend and friends to enjoy ourselves. The short trip refresh my spirit as I tend to start thinking of my progress with the results that I wanted to achieve and whether I am still on track of my 3 promises (goals) that I have set for myself at the start of this year.

After thinking through, I realized that I have been slacking behind these past few weeks as I have procrastinate on my running and some morning waking up habits to read a book.

For a quick update of my 3 promises for this year,
1) Prepare and participate in a 42KM Marathon
- have completed 16km run and need to sign up a next run so that I can force myself to start my running routine again

2) Read at least 15 self-help books
- Have completed 9 books currently, still short of 6

3) Make a consistent 4 figure income online and at least a 5 figure for one month
- only manage to make some CPA income and some clickbank income but it is still not consistent yet

Okay, back to the overseas batam trip, the resort that I went was Harris Batam Resort and I really enjoy myself over there as they have facilities like swimming pool, pool and billard table, table tennis areas, massage and spa, suana, bowling, gym, water polo, bicycle rental and many more. In our batam package, we also get to travel to the town area of Batam and it opened up my eyes when I see some of the slums areas of Indonesia. I feel grateful of what I have now and I should not really complain of what troubles that I’m facing now as my problems are not as big a problem compared to theirs. At the resort, one of the thing that I enjoyed was the live band performance during dinner as the host was quite engaging and fun. I do recommend you to go to Harris Batam Resort if you are planning for a short trip as it will really refresh your spirit and keep you going on your own journey to success.

Cheers
Javier

Are you currently doing things that you enjoy most? Is there a way to do things more effectively without having to go through so much troubles and worries? Actually, there are better ways to solve problems that we are facing currently if we are willing to open our mind towards best practices outsourcing our life.

What do I mean best practices outsourcing our life? This means that we should do what we are best of and get someone else to do what we have troubles with which means find the experts to solve our problems. For my case, I am actually a bad writer as I usually have a hard time putting words and phrases together in english and in my journey to create an online business, I do need to write articles for my affiliate sites which actually cause a headache to myself. I have actually heard of those overseas online mentors teaching us to find someone overseas and outsource what we don’t like to do. This will usually helps us solve our problems of writing but personally I am actually quite reluctant to outsource to an overseas personnel as the pricing seems to be a problem to me. Thus, in order to save the cost of outsourcing my article writing, I do it myself and in the end, I become quite fed up about writing and gave up on one of the sites that I made my first online dollar purely through article marketing. Recently, I joined a paid forum (PPV Playbook) which teaches online marketing through PPV traffic and some other techniques. In the forum, I met a lot of interesting members from all over the world and I listed down some of my problems that I faced on my journey in internet marketing. The good thing is my problem don’t seem to be a problem through their eyes as they are able to give me suggestions to help me solve my problems.

One of my problems is to rewrite an article for my affiliate sites and what they suggest is outsourcing it to someone else overseas or even my friends who are willing to take up the task. The idea strucked me by the head as I have never try asking my friend before whether they are able to help me rewrite those articles at a reasonable fees. Things got interesting after I saw the forum post and I went ahead to think of some friends who might be willing to take up the task and help me with the article rewriting. After going through my mind of who to ask, I realized that I do have friends who are good in this area and I went ahead to contact him. He agreed with my proposal and my problem of rewriting articles is solved.

Through this incident, I have learnt that it is very important for us to free up our mind from those things we do not like to do and get someone who is good at it to help us complete it so that we can focus on the thing we are good at. What I suggesting is not pushing all your tasks that you don’t feel like doing to someone else to do as it is actually avoiding responsiblity in life. What I trying to get is to look for someone who is good in the area that you are not and ask for their help if they are very efficient in that area. Partner with that person to get the task done as you will definitely feel happier in life but do make sure that you reward the person well and treat them good as they will definitely help you out.

This is the first time that I have tried out outsourcing the things I hate doing and I can say that the feeling is really great as it free up my mind to concentrate on the things that I am doing pretty good at. Therefore, start thinking positively that any problems can actually be solved easily if we approach it with an open mind.

Cheers

Javier

P.S. Anyway, all these posts in this personal blog is written by myself and do hope that you grab some good tips through my posts on my journey to success.

I have completed my 16KM North East Run Marathon with a great success as my personal timing was 1:36:19 which is 1 hour, 36 minutes and 19 seconds based on the finishing board with running tag number 1450. Why do I say that completing the 16KM marathon is a great success to me as I have never run 16KM before at one shot and I have observed and learned quite a lot of things during the run.

I am going to share with you what I have noticed during the run.

1) Always arrived earlier (about half an hour) to get yourself mentally and physically prepared for the run as you may want to visit the washroom or save keep your belonging. Most important is not to miss the warm up exercises before the run as I have noticed some of the runners have leg cramps during the run and have to stop to stretch their legs or some even can’t continue the run due to the cramps.

2) Try to follow your usual own pace and try not to follow other people paces as it will interrupt your whole running momentum. Start the run with your own pace and as you build up your momentum, you can start choosing someone as your target who is about your pace to run with as you will be able to remind yourself to keep moving forward and not slow down yourself due to your mind chatters of asking you to rest.

3) Focus your mind while you are running and observe your mind chatters. There will definitely be times where your mind will tell you to stop running and asking how many more kilometres do I have to run to reach the destination. Always keep postive thoughts and keep on moving forward and tell yourself that you will definitely reach the destination faster if you keep on running. Focus on your run instead of the floor marking or the surroundings as those will distract your running momentum.

Most important of all is keep yourself hydrated before and during the run as water can give us energy to keep on moving forward. One more thing that I noticed after meeting up with my mastermind group one day after the run to review our progress is that I tend to think too much about the small stuff and become paralyse in taking actions to solve a problem. I have read books in this area before and was not awared that I am caught in the analysis paralysis stage. After thinking through it, I realized that I should make use of my running strategy of keep moving forward and stop the mind chatters to take more actions in order to see the results.

Hope this post has bring you some great tips too in your running or even your own personal growth to success.

Cheers
Javier

Happy New Year to everyone who visit this blog, this is a new year 2010 and I will like to update some progress along the way. Recently in late December 2009, I went to Hong Kong, Macau and Zhu Hai for a 5 days 4 nights holiday and it was my first time taking a flight overseas. When I start to think back about the past 1 year, I realized that I have actually grown quite a bit as 2009 was the first year that I stepped out my home country, Singapore. Once the plane starts to take off, I started to panic as this was my first time sitting on an airplane but once I thought of my desired travel lifestyle, I started to feel better. Sitting on the airplane allowed me to experience what Tony Robbins had mentioned before in his seminar that an airplane took so much energy to take off and due to the weather conditions, they have to adjust the flight in order to reach the destination. If you are aware of what I’m actually trying to get you, you will understand that we have to take massive actions and adjust our plans along our journey to success in order to reach our destination.

A few things that I enjoyed during this overseas trip were the food and cold weather, the temperature over there were from 8 – 18 Degree Celsius which I could not experience in Singapore. When the last day of my holiday, I started to realize that this is actually the lifestyle that I always desired with no worries about work or money and able to travel around freely to new countries to explore the new places with my loved ones.

One interesting thing that happened when I came back in Singapore was that I found that my CPA commission had increased in profits during my trip which I have left my campaign untouched during the 5 days. Now, I start to see some consistent real profits coming in and I will update here again once that amount become more significant. This overseas trip has allowed me to see new things and opportunities in my journey to success and I become more clear of what I want in my life.

Before I end this post, I will like to write down my 3 main promises that I want to meet in Year 2010.

1) Prepare and participate in a 42KM Marathon.

(Have signed up a 16KM North East Run recently and will take part more along the year)

2) Read at least 15 self-help books

(Have to restart my morning reading habit again)

3) Make a consistent 4 figure income online and at least a 5 figure for one month

(Have to put in more effort and work on my belief to make this works for myself)

Lastly, a happy new year to all my readers and all the best in your journey to success too.

Cheers
Javier

P.S. Remember to take massive actions and adjust your flight accordingly along your journey to success.
